REHABILITATION & HISTORIC PRESERVATION STUDIO SERVICES

The Rehabilitation and Historic Preservation Studio will evaluate existing historically significant buildings within its surrounding contexts and identify potential state and federal tax credits available to owners to offset rehabilitation costs.

Through careful assessment and client requests, The Rehabilitation and Historic Preservation Studio will:

Conduct feasibility studies of property prior to acquisition.
Research and identify the property's historic and architectural relevance.
Determine if the building is eligible for consideration as a contributing property in a historic district or as an individual certified historic property by The National Register criteria.
Guide the owner through the process outlined in the Secretary of Interior's criteria for retaining the building's distinctive features, finishes, construction techniques, etc., which are essential to preserving the historic and architectural character of the property.
Offer assistance during the three-part qualification process required for a "Certified Rehabilitation".
Identify qualified and non qualified rehabilitation expenditures in regard to Rehabilitation Tax Credit eligibility.
Work with the client and their tax preparer to provide certified rehabilitation documentation to complete the required IRS forms for the Rehabilitation Tax Credit.
Prepare construction documents.
Prepare building department permit submission documentation.
Recommend strategies to increase energy efficiency in historic buildings with in-house LEED accredited professionals.
